How do we do it?

Accurate, realistic valuations

The whole process hinges on an accurate, realistic valuation of your property and that is where Moving Made Easy starts.  That doesn’t mean selling your home cheaply – we want you to get the best possible price.  What it means is that we make sure you know exactly what your home is worth on the current market.

Thorough research

Our comprehensive Property Valuation Appraisals are based on the findings of up to three local estate agents, exhaustive online comparisons of similar properties in the area and a study of the Land Registry Data for the relevant postcode.  We take into consideration:

  • the pros and cons of the area
  • the condition of the property
  • the location

… anything that may affect the desirability of the house in question.

Estate agents will often convince you they can get more for a property to encourage you to sign up.  If, having seen all the evidence in our report, you’d still like to try marketing at a higher price, we will happily go with the value you choose.

Multi-agency marketing

Once the price is agreed we immediately start to market your property using a tried and tested multi-agency approach.  On average this technique finds buyers in half the time a traditional single-agency achieves, and we usually get the value we predicted – if not a little more.

Our weekly marketing reports will tell you exactly how much interest we’ve had on your property and, if we think anything needs to be changed (price, photography etc) we’ll let you know and help you decide what to do.

  • We can arrange photography, floorplans and even minor home improvements to ensure your property looks the best it can
  • We market your property on RightMove under our own name AND with up to three of the most relevant local estate agents, ensuring maximum exposure
  • We work closely with the agents to ensure they are pro-actively promoting your property
  • We can organise any required surveys and certificates (EPC, T&D, etc.) for your property and we have a selection of preferred solicitors should you need one
  • We manage the whole selling process, dealing with estate agents, buyers and solicitors on your behalf
  • We financially qualify your buyers to ensure they are in a position to make an offer
  • We check every part of any sales chain and monitor it closely to avoid problems or delays
  • We provide you with a dedicated team, so you know exactly who to contact when you need help or information
  • We keep you informed at every step of the way from sale right through to completion, with detailed weekly updates

How we are valuing property during #Lockdown

We are pleased to say that we are are still valuing property during lockdown. To enable this, and to ensure the protection of all parties involved, we have brought in some checks.

From now, before an appointment, we will call the occupant to discuss COVID guidelines, going through a set of questions to check the safety of all involved.
